What is hoarding clearance?
Hoarding clearance is the specialist clearing and cleaning of a property affected by hoarding or squalor — sorting belongings, removing accumulated waste, and deep cleaning the property back to a safe, habitable standard. It often involves pest activity, mould, and biohazard contamination, so it requires experienced technicians, the right equipment, and licensed waste disposal rather than ordinary cleaning.
Are you available 24/7?
Our phones are answered 24 hours a day, 7 days a week. We deploy during business hours, with after-hours and weekend attendance available at additional cost.
How quickly can you attend?
Prompt response across South East Queensland. Regional Queensland is attended on a drive-in drive-out basis. Confirmed timeframes are provided when you call.
Are your vehicles marked?
No. All vehicles are unmarked. Our technicians do not wear branded uniforms during attendance. Privacy is part of the service.

Safety & What to Expect

Will you throw everything out?
No. Wherever possible we sort with the occupant, setting aside keepsakes, documents, and valuables. Only genuine waste and items too soiled to save are disposed of. The process is led by what the occupant wants to keep, not by us.
What situations do you handle?
Hoarding and squalor, gross-filth and severe soiling, deceased estate clearance, extreme deep cleaning of neglected properties, rubbish and full property clearance, and biohazard contamination from pests, waste, or decomposition.
What happens to belongings and valuables?
Anything of apparent value — documents, jewellery, photos, keepsakes — is set aside for the occupant or family. Heavily soiled or contaminated items that cannot be saved are disposed of. We talk you through what can and cannot be kept.
Can the occupant stay during the clearance?
In many cases, yes. For hoarding work we often involve the occupant in sorting. Where contamination or hazards make an area unsafe, we may recommend vacating that part of the property temporarily, and we advise you on arrival.
What privacy protocols do you follow?
We attend in unmarked vehicles with no identifying signage, our technicians do not wear branded uniforms, and we keep all job details confidential. Discretion and working without judgement are central to how we work.

Insurance & Costs

Who pays for a hoarding or estate clearance?
Clearance is generally the responsibility of the property owner, occupant, or deceased estate. Where an insurance policy applies and covers the damage, the cost may be claimable. We provide completion documentation you can submit to your insurer, but we do not lodge or manage claims on your behalf.
Do you provide quotes?
Yes. We provide a quote following an on-site assessment, or a clear estimate over the phone or from photos for straightforward jobs, with a fixed price once the scope is confirmed.
Do you require payment upfront?
Payment is due on completion for private clients. Where insurance applies, you arrange the claim with your insurer using the documentation we provide. We do not require deposits for standard residential work.

Process

What documentation do you provide?
A completion certificate, waste disposal documentation, before-and-after photographs, and a detailed scope-of-works report.
Do I need to be on-site?
No. We can work with key access via agents, family, or property managers. We provide complete documentation and photographic records of all work performed.
How long does a typical job take?
A hoarding or squalor clearance typically takes 1–5 days depending on the size and severity of the property. We give you a realistic timeframe after the assessment.
Will the property be safe and clean afterward?
Yes. We do not sign off on a job until a thorough inspection confirms the property is clean, sanitary, and habitable. We provide written confirmation that the work has been completed.

Compliance

Are you licensed and insured?
Yes. We hold $20 million public liability insurance and use licensed carriers for waste disposal in compliance with Queensland regulations.
How is waste disposed of?
General waste, recycling, and donations are sorted and handled appropriately. Any biohazardous material is contained in approved containers and transported by licensed carriers to approved facilities, with documentation provided.
Do you work with NDIS and support services?
Yes. We regularly coordinate with families, support workers, NDIS providers, and council to plan and deliver a clearance that suits everyone involved.
