A hoarding clearance follows a clear process: assessment, sorted clearance, deep cleaning and decontamination, and a final inspection before the property is handed back. If you have never been through it before, here is what to expect — and the questions people most often ask.
Will you throw everything out?
No. Wherever possible we sort with the occupant, setting aside keepsakes, documents, and valuables. Only genuine waste and items too soiled to save are disposed of. The pace and the decisions are led by what you want to keep — not by us. We know how personal these belongings are.
Can the occupant stay during the clearance?
In many cases, yes. For hoarding work we often involve the occupant in sorting, which can make the process easier and less distressing. Where contamination or hazards make an area unsafe — heavy mould, waste, or pests — we may recommend vacating that part of the property temporarily. We assess this on arrival and explain it before any work begins.
What happens to belongings and valuables?
Anything of apparent value — documents, jewellery, photos, keepsakes — is set aside for the occupant or family. Heavily soiled or contaminated items that cannot be safely cleaned are documented and disposed of. We talk you through what can and cannot be kept, and we never rush those decisions.
Are there privacy protocols?
Yes. We attend in unmarked vehicles with no identifying signage, our technicians do not wear branded uniforms, and we keep all job details confidential. Discretion — and working without judgement — is central to how we operate.
Who pays for a hoarding clearance?
Clearance is generally the responsibility of the property owner, occupant, or deceased estate. Where an insurance policy applies and covers the damage, the cost may be claimable — we provide completion documentation you can submit to your insurer. Where a clearance forms part of someone’s support plan, we can coordinate with families, support workers, and NDIS providers.
